The Assistant Property Manager is responsible for supporting the Property Management division in all aspects of a commercial building portfolio, including operations and financial activities. Provides excellent customer service to tenants, contractors, and property owners.
Location: Memphis, TN
Key Responsibilities
The successful candidate will be able to demonstrate core competencies in the following areas:
Establishes and maintains strong and positive relationships with all clients, property tenants, vendors, and contractors.
Assists with collection of rent, payment of expenses, and compliance with lease terms.
Oversees service contracts, tracking expirations and preparing bid packages, when necessary
Assists in preparation of accurate lease abstracts of new tenant leases
Codes invoices for payment and processing
Assists in completing regular inspections of the properties and recommends alterations and/or maintenance of the property and oversees work, as necessary
Assists in preparation of monthly and quarterly ownership reports for review and approval by senior management
Assists in budget preparation/draft annual budget for review and approval by senior management and ownership
Serves as liaison between tenant and Property Manager and responds to tenant needs in a timely basis to meet lease obligations
Monitor and track work orders and other service requests in work order systems, such as IMPAK.
Monitors tracking of vendor and tenant certificate of insurance expiration dates, request renewals, and ensures compliance with standard coverage terms and conditions.
Dedicates self to learning and understanding the commercial real estate industry and the Colliers platform.

Requirements
The successful candidate will possess the following required degrees and competencies:
Bachelor's degree and/or relevant experience preferred.
3 years' minimum in commercial property management experience preferred.
Strong experience in Microsoft Office Suite.
Familiarity with real estate software such as Yardi, MRI, etc
Familiar with contract and leasing agreements preferred.
Strong relationship building ability, proactive, results-oriented, strong problem solving ability and resourceful.
Independent, self-starter, team player & high level of attention to detail.
Must have excellent organization & communication skills (verbal and written), strong multi-tasking abilities, follow-up & follow-through capabilities, and a successful history of meeting commitments & deadlines.
Provides high degree of professional customer service to both internal and external parties.
Ability to work well under pressure with strong personalities.

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
